Frequently Asked QuestionsWhen will my home be ready?As noted on the Purchase & Sale Agreement, the close date is only an estimated close date. This is due to potential delays including the weather, inspections and occasional back orders on vendor supplies. The seller will try their best to give you a more accurate date within 30 days of completion. Will this plan be built the same as the model? As noted on the floor plan, specifications are subject to change without prior notice. The builder occasionally will have to make some changes to the floor plan for corrections, improvements and lot fits. How accurate are the square footages that are advertised? Depending on size & dimensions of the lot that is chosen, the square footage of the heated area could vary. Please refer to the square footage disclaimer for further details. Will the garage be placed on the right or left side of the home? Only with the issuance of a building permit can that be determined. If you select a lot that has not been issued a permit, it needs to be understood that it could take 30 days or longer to receive the permit. If this is a determining factor in your decision, the builder's contingency guidelines will be in effect. What happens when one or both of the builder approved lenders cannot approve our loan vs. our outside lender? Will the builder still contribute the same towards closing cost? Upon seller's approval, the seller will consider contributing the same closing cost as our builder approved lender with proper documentation. This will also include loan companies whereby the purchaser has no choice but to work with a particular outside lender (example: company relocation). Can my agent attend the walkthrough with me? Yes, as long as the co-op agent signs & agrees to follow the builder's guidelines in the "Builder's Memo". We prefer to do the walk thru with the homeowner only as this is the time to meet the builder. |
